J. Patrick Homes Debuts New Plan, Standard Features in Artavia

J. Patrick Homes recently unveiled a new model home in Conroe’s Artavia community and in doing so,
introduced a new floor plan for the Houston-based homebuilder and a smart home package that is now standard for all of its designs in Artavia.

The McKenzie II design, at 15314 Viviente Drive, is J. Patrick Homes’ model in Artavia, which offers four bedrooms, a media and game room, a private study and a three-car garage. The home features a modern stone-and-stucco front exterior with both broad and transom windows. The model’s interior also has cutting-edge nuances such as a vertical glass fireplace with color-changing gas flames,
floor-to-ceiling tile fireplace surround and the builder’s signature “car wash” shower.

“In keeping with the developer’s vision for the community — to live colorfully — we painted the front door and the garage door blue, which also adds to the home’s modern sensibility,” said Tim Drone, Executive Vice President of J. Patrick Homes.

There are three versions of the McKenzie design — which is now also offered in Aliana, Jordan Ranch, Harper’s Preserve and The Lakes of Shadow Creek at Augusta Pines — allowing for a fourth garage bay or extended guest suite. Numerous options are available for each version.

Something standard in the model and all of J. Patrick’s homes in Artavia is a smart home technology package powered by Qolsys, a company dedicated to efficiency and connectivity in-home technology. J. Patrick’s whole-home automation package includes a smart home and security hub with Bluetooth, a
Skybell video doorbell, a Z-Wave-enabled front door lock and light switch, cat 6 and RG6 quad shield wiring and 5.1 surround sound prewiring. After closing, buyers will receive “white glove service” to get all of their devices set up and connected.

“We are introducing this package in Artavia with plans to roll it out to other communities in the future,” Drone said.

J. Patrick Homes offers eight highly customizable floor plans in Artavia ranging from 2,802 to 3,791 square feet. Base pricing is from the $410,000s.

An Airia Development community, Artavia is located along FM 1314 and State Highway 242 between Interstate 45 and U.S. Highway 59. Residents will enjoy a generous amenity palette including a splash pad, ponds, paddleboats, playground, event lawn, meditation rain garden, clubhouse with fitness center
