The Genesis of a Stunning Model Home

One person’s dream home is now our newest model home — the Comal II in Jordan Ranch.

J. Patrick Homes Sales Professional Jerry Lange was working with a customer a couple of years back who loved our Whitley floor plan, but it was out of their price range. So the pair took their favorite features of the 4,913-square-foot Whitley design — the large kitchen, spacious secondary bedrooms, flex space and large upper and lower windows in the family room — and sketched out a floor plan that would work for a smaller homesite. The result? The 4,200-square-foot Comal floor plan, which became one of our most popular designs in that community.

Fast forward to today and the Comal has transitioned to the Comal II, a 4,290-square-foot design that offers more options — many of which our team implemented based on buyer feedback. These include the option for a fifth bedroom instead of the media room or a second primary suite in lieu of the media room and flex space. We also added an option for a balcony (included in our Jordan Ranch model home) and new contemporary elevations.

The primary design of the Comal remains in its newest counterpart — a two-story family room that is open to the kitchen and two dining areas, a game room large enough to fit a pool table, a downstairs guest suite, a home office and flex space that is fashioned as a second workspace in the Jordan Ranch model.

Inspiring Design

This floor plan was brought to life in Jordan Ranch with the help of our design team. Their vision for the home is one of a livable-transitional style, essentially updating a traditional design with modern nuances.

Wood finishes and wood-like tile carry warm tones throughout the home, while a touch of modern décor can be found through the use of Urbane Bronze paint rather than a standard black. The warm wood tones, Urbane Bronze and the teal and aqua accents found throughout the home deliver a calm and inviting presence.

The color palette is what gives the model continuity. Walking room to room, you’ll see aqua pillows, curtains and wall art. Matte black faucets and lighting fixtures as well as bronze window trim are other unifiers.

You’ll also find wow-factor features throughout the home, one of which is the stunning floor-to-ceiling fireplace surround made from a statement-making black tile. The stacked windows framed by two-story drapes punctuate the openness of the family room. And while this light and airy space is perfect for guests to easily mill about, it is not without definition. A round rug and wall treatment clearly define the formal-but-not-too-formal dining area. Stools at the large kitchen island create another defined space, and the console and dining tables easily make the offset breakfast room — still open to the kitchen and family room — its own space.

A must-see on the tour is the primary bath with floor-to-ceiling tile behind the freestanding bathtub that is reflected in a mirror running the length of the room. The room is a master class in the use of tile, with four different yet complementary tiles found in the bathroom.

The model home’s smaller spaces also shouldn’t be overlooked. The downstairs powder room — tucked underneath the stairs — has a wall of tile, cute pendant light and framed mirror. And the upstairs computer room demonstrates just one of the many uses for the flex space. The open shelving and fandelier add to the room’s charm.
